Buying Property in Famagusta: What to Check

What to check when buying a home or land in Famagusta, North Cyprus: title deed types, properties near Varosha (Maraş), legal checks and choosing an area.

With Eastern Mediterranean University, its port and coastline, Famagusta is one of the liveliest property markets in North Cyprus. Student rental demand attracts investors and the sea and city life attract residents. Because the area has different title deed types and historically sensitive zones, research before buying matters more than ever.

First, find out the title deed type. North Cyprus has several, such as Turkish title, exchange (equivalent) title and allocation title, and they differ in resale, mortgage options and potential legal risk. Have your lawyer check the official land registry record rather than relying on the seller’s word.

Properties in and around Varosha (Maraş) need particular care. The legal status of the Varosha area has been debated internationally for many years, and claims may have been filed with the Immovable Property Commission for some properties in the region. This does not make every nearby property risky, but you should have a lawyer check the deed history, the chain of ownership and any pending claim or case.

For investment, closeness to the university, transport and the town centre drives rental income; for living, the beach, parking, security and the age of the building matter more. Visit at different times of day, check completion certificates and possible unauthorised extensions, and make all payments through the bank with receipts.
