Service Charges on Rentals in North Cyprus: What Do They Cover?

What do service charges (aidat) on rental flats in North Cyprus cover, why do they vary, and who pays them — tenant or landlord? Questions to ask before signing.

When renting a flat in North Cyprus, the monthly service charge (aidat) can be almost as important as the rent itself, especially on complexes with shared facilities. This guide explains what it covers, why it varies and what to agree on before signing.

The service charge shares the common costs of a building or complex: electricity and water for shared areas, cleaning, gardening, lift maintenance, pool upkeep, security staff or cameras, rubbish collection and management fees. Some complexes also include a gym, parking or a generator.

There is no single typical amount: complexes with a pool, 24/7 security, lifts and large gardens charge much more than small blocks with few shared areas. Some managements set the fee in Turkish lira, others in foreign currency (often sterling), so always ask the landlord or management for the current figure.

The contract should state who pays. In practice tenants usually pay the monthly running charge, while major repairs such as a new roof or exterior painting stay with the owner — but this is an agreement between the parties, not a legal rule, so put it in writing. Also ask whether the flat has unpaid arrears and request recent payment receipts.

Compare the total monthly cost — rent, service charge, electricity, water, internet and heating or air conditioning — rather than the rent alone. #trncrent #northcyprusrental
